Proposed 17,000-Unit Apartment Project Raises Infrastructure Concerns Near Puchong

Major Apartment Development Proposed Near Puchong

A proposed development of 17,000 apartment units on 26 hectares of land in Bukit Jalil is drawing attention from residents in surrounding communities, including Bandar Kinrara and Taman Puncak Jalil.

The proposal has become a major local development issue because of concerns over population density, traffic and the capacity of existing infrastructure. The report was published on 18 September 2026.

Residents Raise Infrastructure Concerns

Around 300 residents from Bukit Jalil, Bandar Kinrara and Taman Puncak Jalil attended a dialogue session and peaceful gathering regarding the proposed development.

Among the main concerns raised were:

  • Traffic congestion
  • High population density
  • Insufficient public transport
  • Need for additional schools
  • Need for hospital facilities
  • Pressure on existing roads and infrastructure

Scale of the Proposed Development

The proposed project would involve 17,000 apartment units across approximately 26 hectares.

For comparison, residents pointed out that PPR Pinggiran Bukit Jalil has around 3,800 apartment units across 20.4 hectares, highlighting the difference in the proposed development density.

Possible Impact on the Puchong Area

Although the proposed site is in Bukit Jalil, its surrounding communities include Bandar Kinrara and Taman Puncak Jalil, areas closely connected to Puchong.

A development of this scale could potentially affect:

  • Housing supply
  • Property demand
  • Traffic movement toward Puchong
  • Public transport demand
  • Local retail and commercial activity
  • Demand for schools, healthcare and other services

Residents have proposed that part of the land instead be considered for rail transport, schools and a hospital.

Why This Matters to the Local Economy

Large residential developments can bring additional residents and spending power into surrounding areas, potentially creating demand for retail, restaurants, services and other businesses.

At the same time, the project demonstrates how housing development and infrastructure planning can have economic effects beyond the immediate project site.

Would a development of this scale create more opportunities for businesses around Bandar Kinrara and Puchong, or would infrastructure need to be upgraded first?
