Puchong could see one of its biggest property developments yet after Mah Sing Group Bhd acquired an 88.7-acre site in the Puchong CBD for approximately RM656.9 million. The project has an estimated gross development value (GDV) of RM9.3 billion and is expected to take about 10 years to complete.
What is planned:
- Land size: 88.7 acres in the Puchong CBD, behind IOI Mall and near the LakeEdge development.
- Investment: Approximately RM656.9 million for the land.
- Potential GDV: About RM9.3 billion.
- Mixed development: Plans include executive suites, office towers, retail lots, shop offices, a retail mall and a hotel.
- Waterfront location: Around 800 metres of the site fronts a 160-acre lake, while another 550 metres fronts Sungai Kelang.
- Transport access: The development will be connected to major roads and highways including the LDP, KESAS and Bukit Jalil Highway.
- Additional land: Mah Sing has also secured a right to acquire or jointly develop another 170.58 acres next to the site, subject to future terms.
- Target market: The developer says the project is aimed at young adults and upgraders seeking homes with strong connectivity and urban amenities.
Why this matters to Puchong
A development of this scale could significantly change the local business landscape. New offices, retail space, hospitality facilities and residences could create more jobs, customers and opportunities for local businesses, while potentially increasing demand for restaurants, services and transportation.
At the same time, large-scale development could raise questions about traffic, infrastructure and the impact on existing neighbourhoods.
Would you welcome a RM9.3 billion development of this scale in Puchong, or do you think the priority should be improving existing roads and infrastructure first?
