Commercial Property Focus: Boutique showroom offices in Puchong

An opportunity to invest in the commercial hub of a fully integrated township with a ready catchment from the township and surrounding neighbourhoods — that’s what the developer of BizWalk in Taman Tasik Prima in Puchong is offering prospective buyers.

Located within The Wharf, a lakefront 15-acre commercial hub in the leasehold township, BizWalk boasts 32 units of 3-storey boutique showroom offices. Sold on an individual strata title basis, the built-up for intermediate units is 5,421 sq ft while corner units are 8,825 sq ft in size. The intermediate units are pegged from RM2.2 million while the corner units start from RM3.8 million. The project has a gross development value of RM50 million.

Among the development’s selling points, says Bolton Bhd executive director Chan Wing Kwong, is that alll units boast direct access from a covered car park — so each unit is like a ground-floor property. In addition, the property has been designed with a full 25ft frontage without a conventional staircase facing the front and offers a landscaped backyard, he adds.

The units are targeted at investors, business owners, showroom operators, and family-related businesses such as tuition centres and ballet schools. “The surrounding neighbourhoods of Taman Tasik Prima provide a ready population for the commercial viability of BizWalk,” he says. In addition, he adds, the 1,200 serviced apartments in the pipeline (located within The Wharf) will give an immediate catchment for the businesses operating at BizWalk.

“Moreover, these commercial units will be attached to a 3-storey shopping mall with a built-up area of 300,000 sq ft built on a 6-acre parcel. The lack of similar offerings in the vicinity will ensure the success of The Wharf,” he adds.

Launched on Oct 30, 50% of the units at BizWalk have been sold to date. Chan attributes the encouraging response to its unique concept, and is confident all the units will be sold within six months.

The company’s track record in developing commercial properties in the past has also been put to good use at BizWalk. “We believe that vertical valuation provides greater appreciation, hence our new concept of all being ground-floor units,” he adds.

The developer also places a high value on its relationship with the customer. The relationship, Chan explains, does not end with the completion and handing over of the property. “Although we are selling a product, Bolton views our customers as partners. Not only are we building a product, we are offering our customers a business model and providing them with long-term value in order to justify our premium pricing. We are here to provide our customers with continuous support — from after-sales service to leasing services to improving their businesses. Not only are we marketing ourselves, we want to reinvest in the business relationship with our partners,” he adds.

Cultivating a relationship with investors and prospective investors is especially crucial given that today’s investors are more educated and are less likely to make an emotional purchase, he says. “They must be able to see the value of the investment — be it immediate or short-term. They value quality products and timely delivery, and must be able to see the benefit through their association with a developer,” he says. He adds that in the event of a dip in the property market, it is important to ensure the value of their purchase can weather the negative impact.

The commercial property market in general, he adds, is location-centric and sectored in nature. “As customers become more discerning, the offerings too are becoming more and more neighbourhood focused. Consumers place high importance on travel time and as more and more of the population moves away from the city centre to decentralised locations, neighbourhood-focused commercial properties are becoming more successful,” he adds.
As such, he adds, projects like BizWalk are not affeccted by factors such as falling private investment or foreign direct investment. “Our product is very much dependent on local consumption,” he adds.
